Statistics say that the best chance for selling your property is within the first seven weeks? Experience has shown that this is true. These studies show that the longer a property stays on the market, the less the seller will net upon the sale. It is so very important to price your property at a competitive market value at the signing of your listing contract.
Our present market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell.
An Overpriced Home:
- Minimizes offers

- Lowers agents' response
- Limits qualified buyers
- Lowers showings
- Lowers prospects
- Limits financing
- Wastes advertising dollars
- Nets less for the seller

Then there are the few that are priced right that just sit. For no reason that I can see they just do. Have a great Thanksgiving!
Kathleen, thanks for the post. Getting the seller to realistically price their home is the biggest battle of the listing!
You have a great Thanskgiving, as well Laura. There are always a few that do not sell but there usually is a reason - we just need to reevaluate and really go after agent and prospective buyer feedback.
Craig - It is an issue and we need to devlop better ways to show them the big picture. Motivation is also an issue and one I am asking before I take the listing. We do not need to test the market!
Kathleen...it is surprising that many people just don't believe the drop in home values.
Gobble gobble William - they do not.
What kind of sound do ostriches make, I wonder?? Wake up and smell the roses ( i.e. home prices dropping).
Have a fun and thankful day tomorrow!!
I agree that everyone seems to think that there house didn't drop in value - just the others. Hmm... Wonder how that works?
Kathleen, So tue, it makes no sense a listing high and know you it won't sell. Who has the extra time? I politely tell them I am not the one to help them out if they want to start too high. I have shocked a few people, but I still have good relationsships and referrals from them for being honest! All the best, Michelle
Kathleen,
I use the line, "Do you want to sell your house or just list it?"
