This is a Great Safety Tip!

     Tell your parents, your children, your friends, your clients, everyone you run across. Put your car keys beside your bed at night. If you hear a noise outside your home or someone trying to get in your house, just press the panic button for your car. The alarm will be set off, and the horn will continue to sound until either you turn it off or the car battery dies.

 
     Next time you come home for the night and you start to put your keys away, think of this: It's a security alarm system that you probably already have and requires no installation. Test it. It will go off from most everywhere inside your house and will keep honking until your battery runs down or until you reset it with the button on the key fob chain.

      It works if you park in your driveway or garage. If your car alarm goes off when someone is trying to break in your house, odds are the burglar/rapist won't stick around... after a few seconds all the neighbors will be looking out their windows to see who is out there and sure enough the criminal won't want that! And remember to carry your keys while walking to your car in a parking lot. The alarm can work the same way there. I always have my keys out in the Mall of America ramp or the hospital ramps in the cities.

     For someone working outside in their yard - who falls or starts to feel ill (heart attack) - push the button. Those living in secluded or rural areas are on their own, but even where I live - if the neighbors knew "the signal" could hear a honking horn across 80 acres.

Summer Weather and Tornado Safety

 This is what was left of our 70' trailer home which was inside a 80x170 indoor riding arena - also gone in Brainerd, MN.  We never found the appliances, furnace, etc -  but our blue toilet was found intact  several miles away. Fencing &  building in the background were put in after the storm. This tornado hit June 13, 2001 around 8:15 PM and we are still picking up the pieces and cutting up the trees.  It was very fast and very devastating and yet, while we did lose horses and possessions, no human lives were lost.  It certainly could have been worse! 86 Homes were destroyed and our riding stable and a farm with cattle. We are back in tornado season and I want to give you information that may WELL SAVE YOUR LIFE.

 

Tornadoes are nature’s most violent storms. Spawned from powerful thunderstorms, tornadoes can cause fatalities and devastate a neighborhood in seconds. A tornado appears as a rotating, funnel-shaped cloud that extends from a thunderstorm to the ground with whirling winds that can reach 300 miles per hour. Damage paths can be in excess of one mile wide and 50 miles long. Every state is at some risk from this hazard.

Some tornadoes are clearly visible, while rain or nearby low-hanging clouds obscure others. Occasionally, tornadoes develop so rapidly that little, if any, advance warning is possible. That was the case with ours.  The warning sirens in town went off after we came out to view the damage.

Before a tornado hits, the wind may die down and the air may become very still. A cloud of debris can mark the location of a tornado even if a funnel is not visible. Tornadoes generally occur near the trailing edge of a thunderstorm. It is not uncommon to see clear, sunlit skies behind a tornado.

The following are facts about tornadoes:

  • They may strike quickly, with little or no warning.
  • They may appear nearly transparent until dust and debris are picked up or a cloud forms in the funnel.
  • The average tornado moves Southwest to Northeast, but tornadoes have been known to move in any direction.
  • The average forward speed of a tornado is 30 MPH, but may vary from stationary to 70 MPH.
  • Tornadoes can accompany tropical storms and hurricanes as they move onto land.
  • Waterspouts are tornadoes that form over water.
  • Tornadoes are most frequently reported east of the Rocky Mountains during spring and summer months.
  • Peak tornado season in the southern states is March through May; in the northern states, it is late spring through early summer.
  • Tornadoes are most likely to occur between 3 p.m. and 9 p.m., but can occur at any time.

Staged~Listed~Sold First Day on the Market

     As a REALTOR/Staging Specialist with Keller Williams Realty Brainerd Lakes, my listings are all staged.  My listings are selling and selling fast.  They are bringing close to the asking price and others are wondering why? I hear the statement that "price will overcome all objections" out of seasoned agents. While probably true, is that in the best interest of your clients?  How low can they go?  Many things can be done to enhance the desirability of a property that cost nothing.  They are moving - why not prepack?  Most of us can live with much less than we do.   After all look at the number of people who go camping each year, it can be very freeing.

     Yes moving is inconvenient, so is making repairs that have been put off for years.  Cleaning is inconvenient - get over it!  Once the property is prepared, keeping it up is very simple.  I show them tips and techniques to get out of the house fast for showings and still leave it in showing condition. My sellers are motivated to move- they make small protests but in the end after multiple explanantions - they get it and go with it.

Are you crazy? Stop paying your mortgage is "strategic"? Part 2

Are REALTORS encouraging defaulting on mortgage payments?

This is part 2 of my "Are you crazy" post. You can read part 1 here. I referenced the so-called "strategy" of those who voluntarily stop paying their mortgages.  And, based on your responses, I wanted to do a second posting on this issue and why it is so important that we as industry professionals encourage not only our clients, but also our friends and families, to stay the course of continuing to make their monthly mortgage payments-even when they are hearing other ideas from the media and other sources you reported in your blog comments. 

 The 7-Year Credit Hit

Most of us know that negative credit listings stay on our report for 7 years.  But what many don't realize is how far-reaching those effects are-or how they've become far more significant over the last few years.  

It used to be that you could file bankruptcy or go through a foreclosure, then go out and buy a car within a few weeks.  Sure, you'd pay a slightly higher interest rate, but other than that it didn't slow you down much.   Well, not any more.  One of my cousins recently went through a bankruptcy and then tried to buy a $3,000 car.    No one-and I mean NO ONE-would lend them money.    His mother had to lend him the money.  But that's not where it ended.   He had a hard time getting insurance because-you guessed it-they checked his credit report.  Later, they had difficulties trying to switch electric companies for their home...because they checked his credit. 

The scariest one to me?  A friend mistakenly decided to "give" her house back to her bank.  Quite the gift, no?   Well, this one kept on giving:  she was later turned down for a really great job because they pulled her credit and believed that her failure to make payments was a reflection of her level of (or lack of, as the case may be) responsibility.    And she's not alone in this type of situation. 

In short: making payments isn't just about keeping your house.  It's about keeping your future.

Long-Term "Forced" Savings

For a lot of Americans, their home has always been a part of their retirement plan.  My folks worked hard and, even if they couldn't put a lot into their savings account, they made their mortgage payment religiously.  The result was that when they were ready for retirement, their home was paid for and their retirement income stretched a lot farther.

Those who believe that retirement planning should only include investments in the stock or bond markets are amazingly short-sighted.  I've been in the financial services industry for over 30 years, and I can tell you that most folks aren't going to have enough money in the long run to live a comfortable lifestyle if they still have a mortgage payment. 

As you make your payment every month essentially translates into a forced savings.   Your mortgage balance decreases and your equity ultimately increases-even if it means that you have to wait for the market to correct.   If you eventually owe nothing on that house, imagine the world of possibilities that are opened to you.   And the worlds that will be closed if you pay rent for the rest of your life.

Life-and Real Estate-Are Always Full of Ups and Downs

Anyone who's ridden the real estate rollercoaster before understands that it's full of ups and downs.   The market can't always be peaking.  It has to slide in order to climb again.  California goes through real estate "bumps" about every ten years: it climbs, it falls, it climbs, it falls.   Admittedly, we've seen it take a hit over the past few years-but we'd also seen it climb higher than ever in the previous five. 

Voluntarily deciding to stop making your mortgage payments because your entry into the real estate market was ill-timed is not only unwise, but also smacks of a spoiled child who cries because he can't have a cookie until after dinner.  Sometimes you just have to exercise a little bit of patience to get the reward.  Both when it comes to cookies and to profiting in real estate.

Adding to the Problem

I made mention of this one in my last posting, but feel that it cannot be emphasized enough:  with every foreclosure that takes place on its streets, the property values in a neighborhood tumble.  And that's not all that declines.   

Mortgage banks, who have suddenly found themselves with a flood of properties on their books-properties that they never wanted to own despite some public opinion-hire companies specializing in REO properties to secure and market them.  They're also supposed to try to maintain the properties as best they can. 

A guy I've known for years is in the REO business, and he tells me that they are so overwhelmed that they simply don't have time to care for the properties.  That means that the grass goes unmowed, windows that are broken may never be repaired, and pipes burst in the winter because they were not properly winterized.  These properties not only pull down neighborhood values-they also become a blight on that neighborhood. 

In truth, if people want to see their home, neighborhood-and investment-maintain their values, they should do everything to keep it looking good rather than becoming part of the problem.  Hey-if mowing my former neighbor's yard on occasion meant that my property value wouldn't tumble irrevocably, you'd better bet I'd be on my John Deere getting the job done.  I wouldn't just say "hasta la vista" to my house, walking away after tossing the key through the mail slot because I didn't think there was anything more I could do.

Religious or In a Relationship?

Thanks to Dwan for the differentiation between religion and Christianity. People tell me I am religious - I tell them I am in a relationship. People acknowledge that there is a God and if asked want to (& think that they are going to Heaven). Yet, they have no idea how that would happen (Or think they are "good" and "good" people go to Heaven).  They also do not know God or anything about Him and yet want to spend eternity with Him.  Why?  They do not want to spend  their short life on earth "with" Him.
Get to know God, study His word - so much to learn.  And pray - talk to Him and ask for your eyes to be opened and for understanding.

Statue de la Liberte

 

Today for the first time since 9-11, you can go to the top of the Statue of Liberty.  "On that fateful day in 2001, she held her head high as she witnessed with her own eyes the horrors that took place just across from her watery home. Symbolism and sentimentality can be infinitely  applid to her place in it all." I have never been up in the Statue but hope to at some point. There are lots of others who want to enjoy the "view from the crown" and tickets are sold out until November. Carefully planned down to the smallest detail- the statue looks out on the ocean and on to France.

Located on a 12 acre island, the Statue of Liberty Enlightening the World was a gift of friendship from the people of France to the people of the United States and is a universal symbol of freedom and democracy. The Statue of Liberty was dedicated on October 28, 1886, designated as a National Monument in 1924 and restored for her centennial on July 4,1996.

The seven sharp spikes on her crown represent the seven continents and seas.  Her torch is a symbol of enlightenment.

Security improvements include additional rangers stationed throughout the statue itself, new handrails and a trained medical technician on site.

Already a symbol of hope and strength, many visitors see the re-opening of the crown as a symbol of America's resiliency.

"I think it had to happen. [September 11] was a terrible tragedy, but getting this reopened shows our experience and rejuvenation," said tourist Steve Sardinia, Jr., who was visiting from Long Island. "I think it shows the ability of America to come back."

  • When shipped from France to New York, she came in 350 pieces.
  • Once delivered, it took four months to put her together, and was completed on October 28, 1886.

Facts from the Fact Monster

The statue was designed by Fredéric Auguste Bartholdi of Alsace as a gift to the United States from the people of France to memorialize the alliance of the two countries in the American Revolution and their abiding friendship. The French people contributed the $250,000 cost.

The Statue of Liberty, the most famous symbolic statue of a woman, was modeled after Marie Bartholdi, the sculptor's mother. The Statue of Liberty is tremendous! Her nose is four and a half feet long, and her mouth is three feet wide. Her waist measures 35 feet around.

The 150-foot pedestal was designed by Richard M. Hunt and built by Gen. Charles P. Stone, both Americans. It contains steel underpinnings designed by Alexander Eiffel of France to support the statue. The $270,000 cost was borne by popular subscription in this country. President Grover Cleveland accepted the statue for the United States on Oct. 28, 1886.

The Statue of Liberty was designated a National Monument in 1924 and a World Heritage Site in 1984.

Have a great 4th of July enjoying the liberty that so many sacrificed for and others are continuing that sacrifice.

The 4th of July is the most popular outdoor cooking holiday of the year.  It is also an very busy time for emergency rooms and burn units.

Make sure that you are ready to safely celebrate and cook up your summer feast.

Using a Gas Grill?

Make Sure Your Tank is Ready:

- A damaged tank - consumers should not try to repair damaged tanks.
- Obsolete tanks - tanks with round- or star-shaped handwheels do not contain Overfill Prevention Devices (OPD) and can no longer be filled.
- Empty tanks - You can get a fresh, ready to grill tank that includes an OPD.

Transport Your Tank Safely - After you buy your tank, secure it upright in a well-ventilated area of your vehicle. This means no rolling it around in the back of your pickup, until you need it for something. Take it directly to the place you will use it and leave it there.

Check for Leaks - When attaching your tank to the grill, use soapy water to check the tank and valve for leaks. Open the valve but leave the appliance off while testing. Don’t use a match or open flame to check for leaks.

Lighting Your Grill - Before lighting, always refer to the grill manufacturer’s safety and operating instructions. This is actually the most dangerous step and many a severe burn has occured in using materials that should not be used to light a fire.  Charcoal especially will take time - plan ahead and skip the gasoline.

Tank Storage - When you store a tank, be sure to keep it in an upright, vertical position. Never store tanks in a garage, building, or enclosed area. Never store an extra tank under your grill.

Brainerd,MN ~Minnesota's Fourth of July Capital

Despite the economy, the 4th of July Celebration and the jaw dropping fireworks display will continue, at least for this year. This is mainly due to the efforts of some dedicated volunteers and Nancy Cross , Drector of Brainerd Community Action. There will be 100 parade units down only 20 from last year. The weather is predicted to be sunny with temperatures around 77 degrees and a small chance of rain.

The festivites on the Fourth will start with the Annual Brainerd Jaycees Corn Feed on the Adamson Ball Field at noon. If you like sweet corn roasted in the husks and dipped in butter, you will love this. A little sprinkle of salt and pepper and plenty of napkins will do. The American Celebration parade will start at 4 PM and the musical entertainmetn brgins at 6 PM. Be to see Elvis live on stage with the Blues Brothers Revue. The year's Battle of the Bands winner will perform and the night has only just begun. A fly over is traditionally held at 8 PM and music contiues until the fireworks at 10:15. If you have not witnessed the musically choreographed presentation of oooohs and aahhhhs- you are really depriving yourself and your family of a specatular event.
